Are you moving to Fort Mill South Carolina? The town of Fort Mill, SC is wonderfully located in the northern part of South Carolina along the I-77 corridor just south of Charlotte, NC. We have a small town, laid back lifestyle with access to all the amenities of a major metropolitan area. Fort Mill has been and continues to be one of the fastest-growing areas in the state. Many have moved here specifically for the Fort Mill schools which are among the best in the state.

Around 9,400 people live inside the town limit, with a total of almost 35,000 living in the extended township. The town gets its name from a colonial-era fort built by the British and a grist mill on Steele Creek. Fort Mill is home to the Charlotte Knights AAA minor league baseball team, Carowinds Amusement Park, and the 2,300 acres Anne Springs Close Greenway. The golf- lover will find wonderful public golf courses including Regent Park and Springfield.

Popular Fort Mill Neighborhoods

Popular neighborhoods include Baxter Village, Regent Park, Knightsbridge, Springfield, and Tega Cay. If you are a water lover, Tega Cay extends over to the eastern edge of Lake Wylie, a 13,000-acre man-made lake, and there are many waterfront homes. There are also several places for boat storage/ boat access if you want to make use of the lake but not live on it.

Although it is not talked about much anymore, Fort Mill was the home of Jim and Tammy Faye Baker’s Praise the Lord Ministry. The remnants of the PTL complex sit vacant at the back of the Regent Park Neighborhood, a witness to a bygone time.

Fort Mill Neighborhoods: Knightsbridge

Knightsbridge is a tennis and swim community in the west side of Fort Mill just off of Gold Hill Rd. Nearby Neighborhoods are The Reserve at Gold Hill and Spicewood. Knightsbridge is a short distance from Lake Wylie and I-77. The areas first Publix Grocery Store is being built about a mile down Gold Hill RD.

A variety of architectural styles make up the community. In all, there are 455 homes in Knightsbridge built by Ryan Homes, David Weekley Homes, and Don Calloway Homes. Most homes in Knightsbridge were constructed between the late 1990s and 2004. Sidewalks throughout the neighborhood make the community Pedestrian Friendly.

Current homes on the market in Knightsbridge are Listed from $179,000 and $340,000. Average lot size is around .25 acres and homes tend to range between 2,500 and 3,500+ square feet. Many of the homes have a front facing 2-car garage and there are plenty of 4 and 5 bedroom floorplans.

Knightsbridge has a beautiful brick Clubhouse located towards the rear of the community. Behind the community are a pool, tennis courts, and a playground.

Knightsbridge is part of the award-winning Fort Mill School District. Residents attend Pleasant Knoll Elementary, Springfield Middle, and Fort Mill High School. School assignments are subject to change.

Fort Mill Neighborhoods: Spicewood

Spicewood is a Centex Community off of Gold Hill Rd in Fort Mill, SC. Other nearby neighborhoods are Eppington South and The Reserve at Gold Hill. Most homes in Spicewood are valued in the low to mid-200s and sell for under $100 a square foot. There are sidewalks throughout the community and a neighborhood playground.

Spicewood is in close proximity to Lake Wylie, Carowinds Amusement Park, and I-77. This great location provides easy access to shopping and restaurants. About 1/2 a mile down the road, you will find all the shops you need including Lowes Food, Jersey Mikes, Fort Mill BBQ, Maggie Moos Ice Cream, Palmetto Pet Hospital, and much more. Turn right on Hwy 160, and a little farther down (approximately 5 minute drive) is Rivergate Shopping Center which has a Super Target, Books-a-Million, Old Navy, TGIFridays, Petsmart, and Starbucks.

Fort Mill Neighborhoods: Olde Williamsburg

If a neighborhood with a country living feel is what you seek, take a look at Olde Williamsburg. It is located on the eastern side of Fort Mill off of Highway 160/Tom Hall St towards Indian Land. This side of town is very convenient to the Ballantyne area of Charlotte as well as the Highway 521 area.

What draws most people to Olde Williamsburg are the lot sizes which are close to 2 acres in many cases. It’s an established neighborhood with most homes dating back to the 70s and 80s. The neighborhood is heavily wooded and private. Most of the streets are short cul-de-sacs. It is secluded and private, but is right off of Highway 160 and shopping is just minutes away.

The closest supermarket is Food Lion on Hwy 160. Harris Teeter, Publix, and Aldi in Indian Land are also nearby. Leroy Springs Recreation Complex is only about a mile away. Here you’ll find an indoor swimming pool, tennis courts, baseball fields, and more.

There is a large range in the size of homes as well as architectural styles. You’ll find a mix of ranch homes, split levels, and 2 story homes. I’d say most homes fall between 2,500 and 3,500 square feet and for-sale homes are normally priced in the 200s to 300s.

If you like the look and feel of Olde Williamsburg, similar neighborhoods are Tara Plantation, located closer to Tega Cay, and Lynnwood Farms, an equestrian community located out of Doby’s Bridge Rd.

Fort Mill Neighborhoods: Tara Plantation

Tara Plantation with its large wooded lots and traditional-style homes offers residents a chance to be a modern-day Scarlet O’Hara. Located just off the hustle and bustle of Highway 160 in Fort Mill, Tatra Plantation is a quiet oasis in the heart of town. Shopping and restaurants are within walking distance, but you’d never know it from within the neighborhood.

What draws people to Tara Plantation are the lovely wooded lots, many measuring around a full acre or more. Tara Plantation is a small, intimate neighborhood with under 75 homes. Most homes were constructed 10+ years ago, but there are a few lots on the market. You will find a mix of 3 and 4 bedroom homes with lots of privacy. No need to worry about liking your neighbors here. Homes are typically 2,500+ square feet.

Some of the homes may be a little dated compared to newer homes, but homes in Tara Plantation are reasonably priced (usually sell in the 200s).  For a small investment in cosmetic updates, you can put your own touch into a home.

Similar Fort Mill Neighborhoods include nearby Carowood and Lynwood Farms and Oxford Place, both of which are off of Doby’s Bridge Rd. All of these neighborhoods contain large, private lots with traditional style homes in the same general price range. A Walmart, two Harris Teeters, and a brand new Publix (opening soon) all within a few miles of Tara Plantation offer residents easy access to shopping.

The shops and restaurants of Baxter Village are just several miles down Highway 160. Just across from Tara, you’ll find one of Fort Mill resident’s favorite restaurants, Carlos Cafe- serving up delicious Cuban Food.

Tara Plantation is part of the award-winning Fort Mill School District. Residents attend Gold Hill Elementary, Gold Hill Middle, and Fort Mill High School. More information on Fort Mill Schools can be found on the District website.

Fort Mill Neighborhoods: Oxford Place

Oxford Place is an established neighborhood in Fort Mill, SC located approximately 4 miles out of Doby’s Bridge Rd from Tom Hall St. The neighborhood sits just 3 miles from Highway 21, making for an easy drive into Indian Land and the Ballantyne area of Charlotte. Construction of the planned Bypass little ways north of Oxford Place will reduce the drive time from Oxford Place to I-77.

Oxford Place is a fairly small neighborhood, containing only 106 homes. Privacy abounds with most lots in excess of 1 acre. Many lots are heavily wooded, adding to the feeling of seclusion. Construction in Oxford Place started in the late 1990s and there is a good amount of diversity in the architectural design which tends to be traditional.

There are two entrances off of Doby’s Bridge Rd to Oxford Place. The southeastern entrance is named Oxford Place East and there are only two streets accessible from this entrance, Oxford Place Dr and White Chapel Court. The northwestern entrance is Oxford Place West. Streets accessible from this entrance are Cabin Creek Court, Croyden Court, Doe Ridge Lane, Kingston Way, and Savile Lane.

Nearby neighborhoods include Massey, Beckenham, The Forest, and Lynnwood Farms. Oxford Place residents attend Fort Mill Elementary School, Fort Mill Middle School, and Nation Ford High School. School assignments are subject to change and there is a new elementary school planned for the Doby’s Bridge Rd area in 2014.

Fort Mill Neighborhoods: Massey

It seems we are all just a little bit nostalgic for the past when neighborhoods were tight-knit, there were neighborhood block parties, and everyone looked out for each other’s kids. Developers are taking note. Massey, a new development out Doby’s Bridge Rd in Fort Mill, is full of side-walk-lined streets, neighborhood gathering areas, and family-oriented amenities and is the perfect neighborhood for those who want to feel connected to their neighbors and involved in the community.

There are currently 2 builders building in Massey, Ryan Homes and David Weekley Homes. The building had stalled at Massey for several years because the development went into foreclosure during the housing crisis. Now that both Ryland and Massey have built and opened Model Homes, Massey’s future looks bright.

Currently, Ryan Homes is offering homes up to 5 bedrooms and 4 1/2 baths from the 190s to the upper 280s. Ryan’s homes are Energy Star certified, resulting in up to 30% lower utility costs. The average lot size for the Ryan Homes lots is around .16 acres.

The David Weekley Homes can be found in a section of Massey named The Estates of Massey. Lots in this section are a little larger, the model home sits on a .28 acre lot.   Since its inception in 1976, David Weekley Homes has become the 3rd largest privately-held home builder in the country and they offer thousands of custom choices.

The David Weekley Model features craftsman style architecture, a 3-car side load garage, granite countertops, and hardwood floors throughout the living areas. This home also has a large bonus room with a full bath upstairs that could be used as a guest suite. David Weekley Homes in Massey run in the 300s.

The amenities in Massey really can’t be matched – a 2-story clubhouse featuring a fitness center and 18-seat movie theater and a Junior Olympic size pool with a lazy river water park and water slide.

Fort Mill Neighborhoods: Stanton Heights

Stanton Heights is a new Fort Mill, SC Neighborhood located behind Regent Park. Nearby neighborhoods include Fallbrook, Bexley, and Balmoral. Located just minutes from Pineville NC, many shops and restaurants are easily accessible including Carolina Place Mall, Harper’s Restaurant, and MJ Donuts.

Stanton Heights is made up of beautiful, large custom brick homes. A number of lots are still available for building. Homes in Stanton Heights typically sell for $350,000+, have 4 or 5 bedrooms, and 3,000+ square feet.

Stanton Heights homes are less than 5 years old and are designed for modern living with open floor plans, large gourmet kitchens, mudrooms, stainless steel appliances, and 3-car garages. Lots are spacious, in many cases over 1/3 of an acre.

Stanton Heights is part of the Regal Manor HOA and residents have full use of the Regal Manor Pool, Playground, and Clubhouse.

Residents of Stanton Heights attend Sugar Creek Elementary, Fort Mill Middle School, and Nation Ford High School.

Fort Mill Neighborhoods: Eppington South

Eppington South is an upscale neighborhood in Fort Mill, SC filled with stunning estate homes. It’s location off of Gold Hill Rd just 1 mile down from I-77 Exit 88 is ideal. The shores of Lake Wylie, a 13,400-acre lake that spans North and South Carolina, are just a few miles away. Whether it’s business or recreation you are looking for, you can find it in close proximity to Eppington South.

Homes in Eppington South range upwards of $300,000 for one of the older homes towards the front of the development to $500,000+ for one of the newer, larger homes built towards the rear of the neighborhood.

The first homes in Eppington South were built in the 1990s and tend to be 3,000- 3,500 square feet on .75+ acre lots. Currently, Oz-Custom Homes is the exclusive builder in Eppington South and there are still many lots to select from for building a new custom home.

A quick drive through Eppington South reveals why it is one of Fort Mill’s premier Neighborhoods. It is filled with beautiful homes with fabulous architectural details nestled on large lots (many greater than 1 acre) with impeccable landscaping. Many of the newer homes built by Oz are in excess of 4,000 square feet with 3-car garages, expansive gourmet kitchens, hardwood floors, over-sized rooms, and stunning decorative moldings and built-ins. Fort Mill Neighborhoods: Beckenham

Looking for a large custom home in a quiet upscale neighborhood in the Fort Mill area? Beckenham just might be your neighborhood. Located in what is known as the Doby’s Bridge Rd area of Fort Mill, Beckenham is well removed from the traffic and activity that exists in other parts of Fort Mill. Beckenham is a relatively young neighborhood with lots still available to build on. Lots are large averaging well over 1 acre. In addition to providing the opportunity to build, there are also a number of resale homes on the market listed between $445,000 and $749,000.

The large lots in Beckenham are well landscaped with lots of mature trees and provide much sought after privacy. The homes in Beckenham range between 3,500 square feet to over 6,000 square feet. Most have 4-5 bedrooms, 31/2 to 41/2 baths, 3-car garages, gourmet kitchens with top of the line appliances and granite countertops, 2-story great rooms, and luxurious master suites. Many homes also have in-ground pools. Homes are on a septic tank and well water.

In addition to being a short drive from downtown Fort Mill, Beckenham is also conveniently located to US 521 which brings you right into Indian Land and a little further north, the Ballantyne area of Charlotte. Nearby neighborhoods include Oxford Place and Massey.

Fort Mill Neighborhoods: Trinity Ridge

Trinity Ridge is a new home community southeast of Fort Mill off of Doby’s Bridge Rd. It is located next to popular Fort Mill neighborhood Huntington Farms. This area of Fort Mill is perfect for those looking for a private, secluded neighborhood. Once the Fort Mill Bypass is built, the drive from the Doby’s Bridge area to I-77 will be greatly reduced.

Lots in Trinity Ridge are in excess of 1 acre and are heavily wooded with hardwoods and pines. Development of Trinity Ridge began during the height of the bubble and building came to a virtual standstill for several years. Because of this, there are still many lots available and the building is once again taking place as inventory has dropped. Prices have come down significantly as well. Homes that were selling for close to $800,000 back in 2007 are selling in the $500s.

The elegant custom homes in Trinity Ridge have it all: extensive hardwood floors, gourmet kitchens with granite counters, large islands, stainless steel appliances, and pantries, heavy moldings and built-ins, stone fireplaces, 3-car garages, and outdoor living areas. Many of the homes are in excess of 4,500 square feet. Current HOA fees are $600 a year.

Trinity Ridge is part of the Fort Mill School District and residents attend Fort Mill Elementary, Fort Mill Middle, and Nation Ford High School.

Fort Mill Neighborhoods: Adler Grove

Adler Grove is a new Fort Mill Neighborhood featuring the Elements Collection from True Homes. True Homes is Charlotte’s largest new home builder, currently building in 60 communities in the Charlotte area.

There are several other new neighborhoods being constructed in the vicinity, all of which are on land that was once a part of Heritage USA. Across from Adler Grove is Bexley and on the other side of Regent Parkway is Stafford Oaks, being developed by Eastwood Homes

Adler Grove is a small development, containing less than 50 lots. Choose from 15 different floorplans in the Elements Collection, ranging in price from $174,900 to $226,900.  There is no Model Home in Adler Grove, but you can visit the Sales Center in nearby Wakefield to get information on Adler Grove.

About half of the lots overlook the small lake that is behind the old PTL property. The tower seen in the picture has been unoccupied for over 2 decades and its fate is unknown. Morningstar Ministries owns it and the surrounding buildings.

Adler Grove residents will have use of the Regal Manor Clubhouse and Pool. Residents will attend Sugar Creek Elementary, Springfield Middle, and Nation Ford High School. Adler Grove’s location is in close proximity to both Pineville and Ballantyne as well as I-77.

Directions from I-77 South

Turn left on Carowinds Blvd (US-21 S). Turn left onto Regent Parkway by the Food Lion. Drive straight for several miles and turn right onto Starlight Dr near the old PTL Tower. Adler Grove will be on your right.

Dominion Bridge

Dominion Bridge is a quiet Fort Mill Neighborhood located off of Doby’s Bridge Rd and consists of approximately 135 homes. Other Doby’s Bridge Rd Neighborhoods located near Dominion Bridge are The Forest, Whitegrove, and Massey. There are quite a few mature trees in the neighborhood and many different styles of 2-story homes. Most of the homes were built between 2005 and 2006 and Ryan homes constructed a good number of the houses.

Many Dominion Bridge homes feature open floor plans, well suited for modern family life. Homes currently available in Dominion Bridge are listed between the low 200s and the mid 200s  and average around 2,400 square feet. There are 3,4, and 5 bedroom homes available and lots average just under a quarter of an acre.

There is currently a Bypass in the works which will cross Doby’s Bridge Rd between Dominion Bridge and the Whitegrove Subdivision. Construction should start in August of 2012 and the Bypass will eventually connect up to Springfield Parkway making access to I-77 much easier from this side of Fort Mill. If looking to buy in Dominion Bridge, be sure to consult the map of the proposed bypass.

Currently Dominion Bridge residents attend Fort Mill Elementary, Fort Mill Middle, and Nation Ford High School. The Fort Mill School District remains one of the fastest growing in the state, even though growth has slowed to about 4% a year. To deal with this growth, a new elementary school is planned for August 2014 just down Doby’s Bridge Rd in the Massey Development. Most likely, Dominion Bridge residents would attend this new elementary school.

Fort Mill Neighborhoods- Fallbrook

Fallbrook is a new home community in Fort Mill, SC off of AO Jones just behind Nation Ford HIgh School. Nearby neighborhoods include Baden Village and Bexley. The neighborhood is nearing completion with only a few more opportunities to buy a brand new home. There are currently only a few resales on the market priced from $299,000 to $390,000.

DR Horton, America’s largest homebuilder, is one of the builders currently building in Fallbrook. Only 4 opportunities to buy a new DR Horton home in Fallbrook remain. The 7 bedroom model home (YES- that’s SEVEN bedrooms!) is currently for sale at $330,000. This 3-story 4,127 square foot home has enough space for the largest of families. In addition to 7 bedrooms, this home has 4 bathrooms, Quartz countertops in the kitchen, and refrigerator, washer, and dryer are included.

Also available from DR Horton are The Franklin, a 4 bedroom/3 bath home with 2,560 square feet for $266,111 and The Amherst , a 5 bedroom/ 4.5 bath 3,200 square foot home for $288,516. Both homes are excellent value for the money.

Essex Homes also builds in Fallbrook and has homes available from $240,000 (2,000-4,000 square feet). True homes also owns a few of the remaining lots in Fallbrook.

Most of the lots in Fallbrook are around 1/4 of an acre. Just down the road from Fallbrook are a community pool, playground, and clubhouse. Fallbrook Hoa fees grant residents access to these amenities. Fallbrook is located just minutes from Carolina Place Mall in Pineville, NC and is walking distance to Nation Ford High School (Go Falcons!).

Fort Mill Neighborhoods: Ashford on the Water

Ashford on the Water is a Fort Mill, SC Neighborhood located off of Pleasant Rd. It is just a short distance from Gold Hill Rd and I-77. The neighborhood contains elegant, upscale homes, many of them full brick. A good number of the homes back up to one of two large ponds located in the neighborhood.

Most homes in Ashford on the Water are 5-7 years old, but there are still a couple of lots available to build on. The topography is such that some of the lots have a steep elevation. A few of the homes have basements. Most lots are around 1/3 of an acre. Homes in the neighborhood are around 3,500 square feet, have 3 or 4 bedrooms, and are priced from the mid-300s to over $400,000.

Ashford on the Water is part of the award-winning Fort Mill School District and residents attend Pleasant Knoll Elementary, Springfield Middle School, and Fort Mill High School. School zoning is subject to change.

Nearby places of interest are Carowinds, Anne Springs Close Greenway, and The Town Center in Baxter Village with a variety of shops anfd restaurants.

Fort Mill Neighborhoods: Bailiwyck

The Bailiwyck Neighborhood in Fort Mill, SC is conveniently located between Gold Hill Rd and Carowinds Blvd. The Uptown area of Charlotte is just a short drive up I-77 from either the Gold Hill exit or Carowinds Blvd exit. Area kids spend action-packed summer days at nearby Carowinds Amusement Park which is just a couple of minutes north of Bailiwyck.

Amenities include a community club house,a pool, two tennis courts, 3 small lakes, and a 50 acre nature preserve. Bailiwyck is in close proximity to shopping (the areas first Publix is being built a short distance down Gold Hill Rd) but the neighborhood itself is fairly secluded with quiet tree-lined streets. Homes in Bailiwyck are mostly 3-4 bedrooms and between 2,000  and 3,500 square feet. A few homes have basements. Most homes sell in the 300,000-400,000 range. Currently there is not a lot of inventory on the market.

Bailiwyck is part of the award-winning Fort Mill School District and residents currently attend Springfield Elementary, Springfield Middle School, and Nation Ford High School (school zoning is subject to change).

Fort Mill Neighborhoods: The Forest at Fort Mill

The Forest at Fort Mill is a new Standard Pacific Homes community off of Doby’s Bridge Rd in Fort MIll, SC. Standard Pacific has had a solid reputation as a quality  home builder for over 40 years. They are also the builder at popular Fort Mill neighborhood The Reserve at Gold Hill. The Forest is just minutes from downtown Fort Mill with easy accessibility to Uptown Charlotte via I-77, as well as Indian Land, SC and the Ballantyne area of Charlotte.

Estate-sized wooded lots, 85 all together, make up The Forest. The smallest are just under 1/2 an acre and the largest are well over an acre. Standard Pacific is offering 6 floor plans, each with 6 exterior elevations to choose from. Floor plans include ranch style homes, 2 story, and master down and range from about 2,600 square feet to over 4,200 square feet. All homes have a side-entry 2-car garage with an optional third bay. Homes are Energy-Star Qualified, built on a crawl space, and have beautiful “carriage” style doors. Homes are priced from $290,000.

The Forest at Fort Mill is part of the award-winning Fort Mill School District with students attending Fort Mill Elementary, Fort Mill Middle School, and Nation Ford High School.

Fort Mill Neighborhoods: Lake Ridge

Lake Ridge is a new home community located in Tega Cay, SC just adjacent to Fort Mill. Currently both True Homes and DR Horton are building in Lake Ridge. Glendale Rd passes through Lake Ridge, with The Clubhouse and the True Homes neighborhoods of The Commons and The Enclave on one side of the road, and the DR Horton neighborhoods of Hillside and Crestview Estates on the opposite side.

The development consists of 435 acres, 150 of which is dedicated to parks, walking trails, and recreation. Most lots are around 1/4 of an acre. There will eventually be around 800 homes in Lake Ridge, seventy-five percent of which will be located next to wooded conservation areas.
